Wayne Woodson I think 44 cents/letter is very low. Like Kyle B. mentioned, postage right now for 2013 is 46 cents a letter. I print my own letters with a total cost (postage, ink, paper, envelope, return address) for roughly 62 cents/letter.

I'm not sure I understand your process, by the wording of your post it seems you look at the property before giving the seller a price?

I usually give my lead an offer on thte return call after I gather important information. If my offer is appealing to them then I will explain that the number could change based on the number of repairs and that I need to take a look at the property.

Truly motivated leads will be ok with the price cut because they NEED the money ASAP.

I too am curious on this. I've found a few pieces of land in very nice neighborhoods that I would like to wholesale but have no idea what to offer the owner.

Carol, first off congrats on your first mailing!! 11 voicemails on 110 mailings is phenomenal!

I usually open the conversation up by asking them how they're doing with some small talk and ask them if they want to sell their house. Regardless of their answer (they are always calling you for a reason, maybe they want to lease) I tell them then what I do, how I can get give them an all cash offer close in as little as two weeks. After that I ask the if ere is a particular reason why they're interested in selling (motivation) and go from there.

I don't tell them that I plan on wholesaling their property, if asked if it's my cash I tell them I have funding partners.

Oh I read that wrong, I thought you said as long as your NOT kicking people while they're down.

It seems as if you are against targeting probates, why is at? I think it's acceptable as long as you explain what you do and don't be insensitive.

Right now I'm using Angelina for the actual letter and the envelopes are hand written but I'm making my own font to make it look more believable.

My response rates using listsource leads have been about average (3-5%). My last mailing of 500 only had 3 undeliverable which doesn't bother me.

I've been mailing the following:
Absentee Owned (in & out of state)
7+ year ownership
> 45% Equity
No Trust
No Corporate

I believe you can call a title company and ask them for all of the Absentee Owned (or whatever your targeting) properties in your area. It will be convoluted with ALOT of properties that don't match what/who you want to mail to but its free.

Also, I don't know about companies but I've used ListSource with great success.
