Strategies for Marketing? What works best for you

Hello! Wanted to get an idea of what everyone thought was the best marketing for deals to be able to wholesale or rehab and keep long-term. So far the best luck I've had has been with postcards to people who have code issues.

I've had a couple leads off of bandit signs I have out, but nothing that has come to fruition. Thought about doing a yellow-letter campaign, but when you are new and starting out I want to keep my costs down and my response rate up! If that's possible :)

Would love input from everyone what's work best for you?

@Adam, drive around in your neighborhood and get the address from vacant properties, those are your leads.

Drive on trash pick up day, and whoever trash can not out, those are your property leads.

Walk door to door pass out flyers in your area you want to buy, those will be your farm leads.

Those there don't costs anything, it only needs your effort!!!

Adam Gerig, I'm doing Yellow Letter's and the the response rate has been great so far. I'm at a 2.8% response rate for this last mailing and i'm only 4 days in. I haven't used bandit signs before so i'm not quite sure how many calls 50 or 100 bandit signs will yield.

I think having a higher response rates (though less quality caller) is great when first starting out because you gain some valueable experience talking to leads and learn to control the conversation faster.

Some ways to cut costs for marketing is do it yourself. You can write your own yellow letters and the bulk of your expense will be postage. Later on you can research how to print yellow letters yourself with font that looks handwritten to save some time.

u have a management co what about mailers to apt building owners, get management contract 1st then make them offers after you land contract just say if u ever want to sell consider me before you list with a broker.
from duplex all the way up to 100 unit complexes even the management aspect can be good money.

William Bannister What a great idea! I hadn't even considered that. I have been sending out mailers quite a bit, but I've been targeting individual owners of SFR. Go Big! Like it!

Tin Lam never thought of driving through neighborhoods I like on trash day to see which units are vacant that's a very good idea.

Michael Spencer if you don't mind me asking what font are you using that makes it look like regular handwriting? I'm really considering this option as I have a couple of possible source on some probate leads

Right now I'm using Angelina for the actual letter and the envelopes are hand written but I'm making my own font to make it look more believable.
