I guess I figured it out!

I was trying to find another investor in my target market which is an hour from where I live.  I found Peter Gray (I dont know how to link someones name, can anyone tell me how) and we speak weekly via messenger.  He has been extremely helpful in giving me insight to the market and other related information. I would suggest a 100% financed mortgage with a 30 year amortization and a 5 year note.

Then you guys can re discuss it at 5 years to determine if it is working for both of you.

A question from a newbie....

I inherited a tenant whom has no job and has expressed concern about making next months payment.

Assuming I talk to him late in the month and he tells me he cant make rent.  Is there anything preventing me from starting to market the unit for rent while he still lives there?

I still have to talk to my attorney about the compete eviction process in Wisconsin and how long that is going to take....

While I continue to fund IRA's and 401K's real estate is my primary focus for retirement as well. First I plan on having enough properties for them to pay for all my children to go to college and then I plan on them funding most of my retirement. I am also a believer that I will never meet my retirement goals by investing in the markets alone. I want to have more of a hand in controlling my own destiny, for me real estate is that hand.

Curious.  What were the costs associated with getting your license? I have been thinking about looking into my wife getting one.
