Antonya, 

First Step educate your self on all the opportunities in real estate investing.

Step two compare niches with your resources in time and money.

Look at lots of houses, at least 100 according to a friend of mine before you make an offer so you know what a good deal looks like.

Get to know other investors in your area.  Start building a list of contacts.

When you get a sort of a deal discuss it here on the forum or discuss with local contacts.

Just some ideas for you.
