I am also interested in Morgan park, Beverly, bronzeville, Douglas, Hyde park, Pilsen, kenwood, Woodlawn, pIll hill. I will even strongly consider Englewood or auburn Gresham as long as it’s a decent block and property because once I move out the property I can rent out to CHA/SEC 8 tenants.

Even though I’m not at the OP’s status, I am basically following his footsteps because I am trying to accomplish the same thing while being in the same city. So I will be following this discussion. I need to learn how to analyze a deal(or find somebody that does) and I need to figure out how much I’m going to get approved for with FHA. Which I assume will be way easier than analyzing deals. However, I am not stopping even after I get my 1st deal!

Hello everyone, I am very excited to say I fixed my credit from a 530 now its about a 680. I have a decent paying job(state worker) for a 23 year old, and my savings for my down payment is increasing rapidly while my DTI is decreasing. My plan is to house-hack using an FHA loan for a year then refi and go from there. If anyone near the Chicago, Il area can direct me or send me some banks that are RE investor friendly and supports FHA mortgages that would be great. I would like to first call and discuss a few things with them and then go and talk to them in person. Also I would like to know what kind of questions should I ask. Thanks, in advance!

I’m in the process of getting a daycare started with my mom. She wants to start out small with a home based daycare not a daycare center. I will be buying a MFH by next spring has anyone ever heard of having a daycare in a unit? Is this possible? I stay in Chicago will be buying south, east, or north. Thanks in advance for input.

Hello my fellow BP’ers. I am in need of assistance. My uncle wants me to find him a property, even though he has a realtor. He is already pre-approved for an FHA loan maxed at 200k and he has extra cash im sure of maybe 5k-10k. Can I find him a property and wholesale it to him even though he has a realtor? If so how do I go about looking for properties?

@Janelle James Do you have the property under contract already? I wouldn’t bring them together to a showing at the same time. However, if you have it under contract already that makes a difference.
