Have any wholesales had any success with purchasing lists from usleadlists.com and/or foreclosuresdaily.com? They seem pretty expensive, but I could see how pre-probate, probate, or inheritance lists could be a good group to go after, since you can't find these on listsource.com. Just wondering how good they might be in the north Atlanta area, especially in Cobb, Paulding, Gwinnett and Fulton counties?

Re: back taxes, I don't think listsource has a way of finding these. You'd have to either purchase a list from list-providers (very expensive) or you could access your county's website and find a list of properties with back taxes owed, and then contact the owners.

It might be able to do pre-foreclosures, but I don't go after these. I mainly do absentee owners, or owner occupieds.

You just have to try these and see how it goes. But at least you'd be taking some action.

Yes, I'll do the same qualifications for owner occupieds. One for these, and another for absentee owners.

I set my parameters at: 30% equity, $30k in equity, sfr only, 3 bedroom, 2 bath, absentee owners, within a certain zip or county. Also, Last Sale Date = 1/1/1900 - 1/1/2006 (10 yrs ago and earlier).

@Michael Quarles,      Ok, sorry for all the #'s, I don't mean to be confusing... :-)

I'm just trying to come up with a good list from listsource, and it seemed very expensive having to purchase a list of 9700 leads (the amt of leads with the Last Sale Date range of 1/1/1900-3/15/2016) to only get 800 owner-occupied, high equity leads, using no Last Sale Date range. (I suppressed the 2nd against the 1st to get 800 leads.) 

Do you think it's worth spending $2,000 for only 800 leads?

@Michael Quarles  I tried your idea above (which I also heard on your podcast) and I end up with having to purchase about 9700 leads in total, in order to come up with only about 805 leads that very few people are marketing to . This would cost about $2,049, or $2.55/lead (my List 1 was 8,951 addresses, and List 2 was 9,756, the difference being 805. Is it still worth the cost, in order to only have 805 leads that don't have a Last Sale Date stamp? 

 Btw, I pulled the same info for Absentee Owners, and only came up with 182, after having to purchase a list totalling 5905, total cost of $1,122. Am I doing something wrong? I really want to invest in a marketing campaign that makes sense. Thanks.
