Direct Mail Campaign Leads...

Here's hoping there's still no such thing as a dumb question.... I have compiled a list of leads with the hopes of finding a first property with flip, lease or option as my exit strategies. Any that do not meet my criteria, I intend to either wholesale or refer out. 

The "We buy houses cash/close quickly" jargon carries an obvious appeal, but I am hesitant to use this terminology when my expectation is to fund my first deal via a conventional mortgage. Is the "we buy houses cash" reserved only for investors who have cash on hand, or is it also used by wholesalers who HOPE to find a cash buyer?

I have a different take on the CASH question...

Ask this of yourself... At close are you planning on giving the seller cash or an instrument which will be converted to cash equivalent?

Think about all of the different places cash comes from and although it can come from your checking/savings accounts it can also come from lenders of many different styles. It can also come in the form of monthly payments of cash to the seller when creating either a seller financed carryback or a seller installment sale...

You can even argue that an option to buy, either a lease option or purchase option are vehicles of a cash payment at a date or terms specified in the future.
