@Anthony Rosa I would say..the tenant didn’t sign an agreement that says I will not cook smelly food so sorry there’s nothing I can do about that.

@James Wise I don’t agree with you but I appreciate your opinion. It’s my duplex and I don’t select tenants based on how liberal they are to living next door to neighbors who smoke weed nor should tenants have to be ok with the smell of weed in their house. The new tenant needs to follow the rules. Plain and simple. Landlords are the first ones called with complaints so getting too involved is really overdramatized. What I don’t need is two bickering tenants and the police involved but thank you.

@James Wise My husband suggested that but I don’t want the cops called initially and I don’t think my tenant wants that kind of attention. She’s young and non-confrontational I don’t want her to be uneasy everyday about whose she’s living next door to because it escalated into this whole situation. So initially, I told myself I’d give the new tenant a warning.

@Jamie Atkinson @Sterling Chapman I’m with you guys. My approach will be cool calm collective. Again, I don’t care about the weed smoking but I do care that it’s affecting my tenant who never signed on for second hand smoke and a unit that smells like weed. And it may not have been her she could’ve had a guest over or whatnot but still, I’m going to address it in a calm manner. Thank you guys!

@Amy A. I doubt she will stop smoking also. I’m gonna start with a warning and if I get another complaint, I will begin the eviction process immediately. She’s a registered nurse though so I don’t know how much heat she’s going to want on her especially if I ever have to call the cops.

@Michael P. I am absolutely not timid. Therefore, I will not be hiring a PM. I was asking for advice to get an idea of what others would do in this situation since this is my first time experiencing this. But thanks for taking time out of your day to respond. You are allowed an opinion after all, even if it is irrelevant to my question :)

@Nigel Guisinger I guess my question is..how do I say..I’ve received a complaint about the smell of smoke..so if you’re doing it please stop without being too accusatory and presumptuous..or is it actually ok to be presumptuous? Or can I say..if you or anyone else is smoking please understand that it is against the rules ..etc etc. I’m trying to figure out my wording. Some people will deny till the end which leads to my next question..is the smell alone enough for me to take legal action? Meaning I walk in physically and smell it.
