Some people just want to insert their opinions when they’re irrelevant. I think it’s a great letter. I myself am waiting for my tenants to come to me if they have any issues but I think it’s a great letter.

@Greg M. LOL! Very well put. That’s kind of where I am. I’m not going to cut ties just yet because he used to work for me in the Navy and I’ve always been a mentor to him..even in this real estate game. So I think I’ll try my best to try and get through to him. If he doesn’t bite I’ll have to wash my hands. Id hate to life him hanging without a PM so I’d give him time to find a new one. But I mean..I wonder what actual companies would do in this case where the landlord specifically forbids you from calling anyone in to make repairs. It’s mind boggling.

@Theresa Harris So I can definitely assist her with mouse traps. However, there are holes in her wall and that could potentially be the issue. I can’t call anyone. He’s specifically told me not to call anyone. The shower valve is stripped.

@Bjorn Ahlblad I would but for one, I don’t have access to funds. And two, I feel like I need to go through him no matter what because he is the property owner. I guess I needed to know what avenues the tenant could take if the work doesn’t get done. I’ve definitely done my part in trying to inform him (he’s a newbie) in how to properly manage a property.

I property manage (unlicensed) a duplex for a friend who was stationed overseas. I manage my own duplex so I have some experience. Anyways. He refuses to do any repairs in one of the units whose tenant is complaining about a mice problem and a legitimate shower head issue (I verified). She pays her rent but never on time always with a late fee. He refuses to allow me to call anyone to come and fix the issues. I think it’s because he considers her a problematic tenant and a “liar” that he’s refusing to fix anything. I would never do this in my own units and I’m kind wondering ...where am I going with this?

@Al Fernandez Might be but when I told her I received a complaint about the smell of Marijuana she said she doesn’t smoke so I know she doesn’t smoke it medicinally.
