@Felicia Elliott Thank you so much! This is so easy and it makes so much sense.

@Karl B. Gross! Lol. I actually did a google search because I had no idea what causes a moth problem and I text the tenant a run down of what she should do but pamphlets and actual instructions are way better. Great idea! Thanks so much.

I have tenants who are not the cleanest. Plain and simple. Wife says she has a moth problem and asks me if I have the same problem (I don't) because I live next door and asks if she can get it looked at. Makes me feel like my unit is the problem as a landlord. How do you explain it to the tenants that if they kept their house clean they probably wouldn't be having all of these issues? I know it's not my duplex because I live in it and I don't have an insect problem. Insects don't discriminate. Suggestions please.

Thank you all so much for your inputs. One thing I didn’t mention that’s making my search a little difficult..House was built in 77 and is hideous. Except for these awesome original wooden beams in the living room that I don’t want to touch. I’ll post a pic later. Dental work beams..brown in color. I don’t want to go too dark but the room is speaking to me and I can’t make it what I want with really light floors and clash with the beams. Has to remain classic. I’m not an interior designer. Maybe one day. Lol.

@Robert Brunson What's the military discount at Lumber? I was just there 2 days ago in Norfolk, VA.

@Colleen F. It differs. Definitely along the line of laminate or LVP. Carpet in the bedrooms is also very common.

@Merritt S. I was thinking the exact same thing! Scary part is, if could be more than 3 yrs. So I do have to timeless. It’s going to be a challenge but I’m sure it’ll be fun. Thank you!

@Frank Wong Thank you. I’m definitely leaning towards LVP. I have 2 kids and a dog. There’s no way I can go with flooring that’s not waterproof. That’s not even an option.

@Damaso Bautista It’s weird because it looks like the 3/2 that sold right next door for $245k has vinyl tile but it’s probably LVP. I could knock on his door. Lol. I have no shame in my game. There was another one remodeled looks like laminate but very very hard to tell. Could be LVP as well.
