Thanks everyone for your input. In a nutshell, my PMC placed a tenant that has not paid rent since November. Rent relief was filed on behalf of the tenant in December and we’ve been following up with our PM who’s been telling us that they’re just slow to approve applications. We finally decided to follow up with rent relief on our own and were told that the application was approved and the only thing they’re waiting on is for the tenant to fix a discrepancy with dates on her end before they disperse rent relief. They ended up telling us that nobody has been in contact with them for an update since January. I have an email from my PM saying she spoke to them in April and they reassured her everything was good on their end and we just needed to wait. We told our PM about the discrepancy and she switched her story up to say that she knew about it but hasn’t been able to get in contact with the tenant to let her know. The tenant who btw, her contract ended on 5/31 and is still living in our property. Our PM failed to tell us she didn’t move out until I asked her for an update 2 weeks later. Only reason I waited 2 weeks is because PM said it would take 2 weeks to schedule move out inspections and such. PM company just now filed a motion for eviction. And she’s been living rent free for 8 months and we have no rent relief. At this point, I want to fire the PMC and sue but not really sure how to move forward with a pending court date. (I would prefer not to sue and spend so much money but I do want them to be held accountable). Suggestions?

@Michael Plaks Well I do want to look into a CPA in the near future but for right now I just really need someone to do my 2020 taxes. I have 2 properties, nothing crazy, but would still prefer someone who knows about tax breaks, deductions, etc.

Hey everyone!

I'm looking for recommendations for a RE friendly tax agent to file taxes with. I'm not looking for a CPA. I'm currently in the Hampton Roads, VA area but willing to work with someone long distance. The lady I was working with went ghost and so I'm looking for someone reliable. Thank you!

Hello everyone,

Looking to hire a Real Estate friendly CPA in the Hampton Roads, VA area but open to referrals in other areas as well. Not looking for just a tax preparer but an actual advisor. Own 1 duplex and 1 SFH (both rented), soon to be condo (for personal use). Our portfolio is not anything big or dramatic but would still like to work with a CPA for what we currently have. All recommendations welcome. (Even if you feel like I shouldn't hire a CPA or should go another route). Thanks!

@Jay Hinrichs I only have 2 tenants. One of them is a nurse she paid early per usual. The other paid 2 days early but has updated me that her husband had been laid off till May. I told her to file for unemployment and keep me posted for Mays rent. I will help them to the best of my ability but let them know that my mortgage still needs to be paid and we’re all in it together. I’m expecting some form of payment in May. I will decrease it a little bit in order to assist them if I have to as long as they’re working with me and not taking advantage. If I feel like they are that’s a different story but they have been good at communicating so far. Taking it one month at a time at this point.
