@JD Martin thank you for the tips! I couldn’t agree more. I know it’s probably easier said than done, but I will make a point to make rules and stick to them!
Hello everybody, I am not a landlord yet, but if all goes to plan I will own a two unit upper lower in which I plan to house hack in the next couple months. As with all things in life, no matter how prepared I feel or how much front end research I put in, mistakes will be made. My question is which mistakes are most newbie landlords most prone to, and how can I avoid them? Any tips, suggestions, or any advice in general would be very helpful. Thank you in advance! Just a bit of background info which may be relevant. House is in Buffalo, New York. 2000 square feet upper lower. Will be in good condition when time comes to rent out. Tenant pool to my knowledge is good hard working people whom I don’t foresee and issue with finding a reliable tenant. If any additional info is needed please let me know and I will provide!

Hey everybody, Thanks for taking the time to read my post. I am looking to invest in the Buffalo market in the next few months, and I’m wondering how to go about finding where the majority of local investors are buying and which pockets of the cIty are most conducive to cash flow. I’m specifically looking for a duplex between 75-120k. I will be financing using a 203k loan. Any and all help is greatly appreciated! -Maxwell

Hello everybody, I am looking to begin investing in the Buffalo real estate market in the next 6 months. I am looking for duplexes under 150k in the South Buffalo, Lackawanna, West Seneca, Orchard Park, Cheektowaga, and surrounding areas. Does anybody have any advice regarding how to go about getting concrete data on current rent levels in specific areas? It’s difficult to forecast the financials of a particular property without knowing how much I can assume for rent. Thanks in advance!
