Hello all, I am just wondering if anybody has any insight into something I’ve been wondering about. I was under the impression that it was perfectly fine and legal for an agent to represent themself when buying a home (and keep the buyers agent commission). However, I recently attended a homeowner workshop, at which the instructor was convinced that such a practice was illegal in New York. Is this practice state specific or was she mistaken? Any advice is greatly appreciated!

@Matthew Irish-Jones Hey Matthew what do you think of areas like Seneca street (around Caz Park), kaisertown, lovejoy, and Kensington? These areas seem to be pretty decent pockets where the streets are nice and property values are low. Any thoughts?

Hey everybody! I was wondering what you all think about a situation that I keep running into. While searching the MLS, i keep running into properties that have been on the market for hundreds of days, sometimes up to a year. These are properties that would likely cash flow nicely and are in desireable areas. Only catch is the financing options listed for the properties say “cash only”. I can’t pay in cash. I likely will need a rehab loan of some sort to handle Reno costs. Does anybody have any experience with offering bank financing on properties like this? One of them is an REO. I would think the bank would just want to rid themselves of this property they’ve had for over 300 days, even if it means condidering a non-cash offer.Anybody have any thoughts on this?

@Michael Tal Hey Michael I guess my question is would investing in the stock market detract from my goal of investing in real estate, or should I always be investing in the market regardless of my other goals, to take advantage of compound interest?

Hello again BP community, I have 13k in the bank. I want to get to 20k( will take another 6 months), at which point I will feel comfortable enough to dive into real estate investing (house hack situation). Should I be investing at all into the stock market, or trying to hit my savings goal so that I can begin looking for rental properties? Thank you to anybody who takes the time to respond!

@Erik Baumer Hey Eric thanks for taking the time to reply to my post! I have not made the first purchase YET so I haven’t gotten to the point where I’m screening tenants. But I’ve read a few landlording books and I have a long list of things to make sure I will do. One thing is read and understand the Fair Housing Laws like the back of my hand. Another is make a solid rental contract. There’s a million others but that will probably be my first steps. I see you are from New York as well. I sent you a connection request 😀
