We have judgement in my favor according to my attorney , every time I ask about update , they keep saying everything is done , they mail the check for the sheriff and now have ti wait . They never provided a case number

I’m in the process of eviction my tenant in Philadelphia Pa ,

I stared the process in the beginning on June and it’s almost November my tenant still in my house .

Attorney keep telling me that they mailed out the check and Sheriff will give us a date anytime soon . Is there any way to follow up with sherif on my own ? Or should I just wait ?

Hello BP members.

I’m in the process of gathering all the document for lease agreement.

My applicant has a small service dog and I can’t charge any extra monthly fee for it . But I can collect security deposit of $500, I informed potential tenant about it but they saying they never had to pay extra security deposit for their service dog and asking if it’s could be waived .

Our lease agreement is for 1 year, they asking if they can sign a 2 year lease instead because they don’t want a rent increase after 1st year.

They seems like a nice family and they are qualified tenant.

Most families for this apartment are families of 3,4 or 5 people . This family is only of 2 which is more suitable for us since we will be living on the 2nd floor of the duplex above them.

My questions :

Should we waive security deposit for a dog and just keep a regular security deposit ?

Should we let them sign 2 year lease , which leave us no option to increase rent after 1st year?

2 more questions :

1. How can I filter out potential tenants , even before showing apartment . I’m getting too many calls and everybody wants to set up a viewing . ( I could’ve used an agent ) but I want to meet them in person , since we will be living in the same duplex .

2. Local laws allows me to collect no more than 1 month security . I would like to have 3 months rent to move in . Can I ask tenants to pay 2 months rent + security (1month ) ?

Hello fellow Landlords

When looking for a tenant in the market with high demand for rentals . How do you let potential tenant know that you are not ready to commit to then as a tenant.

In other words what if tenant is ready to fill out application , credit/background check and sign a lease . BUT I’m would like to review several other applicants?

Hello .

I have non paying tenants and I serve them a 10 day notice to quit.

I’m pretty sure they wouldn’t be able to pay total amount and I don’t want them to stay there anyways .

I’m not sure if they will be moving out on the 10th day or not . But I’m thinking to offer them Cash for keys in Sum of attorney fees if I have to hire an attorney .

My questions :

1) can I offer them cash for keys and then once they are out still try to recoup what they owe me for rent ?

2) if tenants will move out without any issues , do I need to do anything else or can I come in and change their locks ? What if they leave a couple of small items, And then will claim that I self evict them ?

Hello,

I have a situation where my tenant ( Joe ) moved into apartment (A) 2 years ago, previous tenant from that apartment ( Christina ) moved out of that apartment (A) to my another apartment (B) , now Christina was supposed to cut off gas for apartment A and only keep Gas for apartment B . She ended up keeping both and kept paying for both apartments Gas bills

Question , is there any way to charge Tenant Joe gas bills for the last 2 years which is around 1100$

Joe new, he had to pay for gas and electricity . But never said anything

Christina is relative. So I would love to help as much as I can

Hello real estate community .

I’m looking to expand my small portfolio of 3 doors.

After listening to podcasts and talking to people , it made me feel that Apartment buildings is pretty solid wealth building tool.

I would like to put my hands on 6-15 unit building.

Based on finances I’m thinking price point of 400-700k. It looks like there are some markets that have inventory in such price range (Ohio, Illinois, Pa, AL )

If you can help me with pointing out in the right direction, I would appreciate it.

If anyone familiar with these markets and would like to share their experience , please let me know .

It looks like Chicago and southern Chicago has a lot of inventory , rent is high , but so are taxes. Am I missing anything? Is that a bad market?

Thank you all for your input , I appreciate each and every comment .

I ended up hiring a pest control guy after getting 2 quotes. He patched up 4 entry points around the roof and installed one way door for them to get out .

There is no leak in the bathroom , rather paint on the bathroom walls is bubbly in several spots due to fan not working , so I will be installing a new one.

They have been paying on time every month and would want to stay for another year . So I decided to extend their lease.

I like an idea of month to month , i might offer him to stay there month to month , but I felt it’s safer for me as a Landlord to have a yearly lease in place .
