Cash for keys Phily
Hello .
I have non paying tenants and I serve them a 10 day notice to quit.
I’m pretty sure they wouldn’t be able to pay total amount and I don’t want them to stay there anyways .
I’m not sure if they will be moving out on the 10th day or not . But I’m thinking to offer them Cash for keys in Sum of attorney fees if I have to hire an attorney .
My questions :
1) can I offer them cash for keys and then once they are out still try to recoup what they owe me for rent ?
2) if tenants will move out without any issues , do I need to do anything else or can I come in and change their locks ? What if they leave a couple of small items, And then will claim that I self evict them ?

Why would you offer cash for keys when the tenant isn't paying? Do you believe in rewarding bad behavior? Give them notice and they'll most likely leave. If they refuse to leave, evict them through the court, get a judgment, and send them to collections. Don't reward their bad behavior and then kick them down the road for the next Landlord to deal with.
