Funny part is , just a week or 2 ago, he asked me if they can extend their lease for another year . I told him it’s not a problem. Maybe that’s his way of making sure i wouldn’t increase it ?!

Hello group , can I get an advice .

My tenant sent me this text message this morning :

“I'm not speaking on Chris's behalf but I will not pay rent until things are fixed in the house they have been on going issues for months now. We have paid rent on time every single month. I have animals running across my ceiling which I told you about last winter. The leak is so bad it is going to burst through the wall eventually. Are lease is up extremely soon and you haven't said a word about it. We also are the only people who pay over a 1000$ in this area and we don't even have the back yard. The neighborhood is trash and the rent is obnoxiously high for where we are and considering we are literally going though a pandemic it is not right. “

P.S. here is the leak , and I told him I will need to inspect it before calling a contractor , I made and attempt to inspect it and he was telling me he has no time that day .

Not to mention anytime he had any problem I send somebody to fix it right away

As far as raccoons under the roof , I do need to call the company to come and install raccoon traps .

As far as rent in the area , he is comparing to the people who lived in the neighborhood for many years. I’m not even charging him for his 3 cats.

What would be the right way to approach this ?

Hello there , I'm new Real estate investor and only have 3 doors so far. I'm looking to expand my portfolio and want to try BRRRR in Philadelphia area. I see a few properties that make sense to get and spend little in renovations . my questions are:

1. how do I know I would be able to get a rent I’m looking for ? And how long will it take to find a tenant ? ( so far using comps listed on Zillow rentals )

2. How do I know I would be able to get appraisal value I’m aiming for ? Zillow recently sold ?

Hello fellow real estate experts .

Here is my situation , I found a property (duplex) negotiated selling price and pretty much moving forward with a deal! I did everything without real estate agent. Now I’m at point when I have received paperwork to sing from SELLER agent

It says he is a dual agent and represents BOTH seller and buyer , there is another option BYER IS NOT REPRESENTED BY A BROKER . Should I keep everything as seller agent insisting or should I choose an option of NOT REPRESENTED BY A BROKER ? Maybe I even should bring a buyers agent into a deal ?

I would love to have an advice on this!

This is not property I'm trying to apply BRRR strategy , but ARV should be 230-240 max

But projected cash flow is 700-800$ per month

Hello there !

My name I Maxim and I’m looking to get into real estate investing.

I am excited about Brrrr and flipping, but at a same time I feel I should start out with at least 1-3 rentals and then get my feet wet in flipping or brrrr.

With that said , I found a duplex in desired area of Philadelphia. Based on location rent in that area is 1000-1200 for 2br apartments. House for sale at 235 and my target price was 195 but they are not selling it lower than 220. based on my calculation even with 5% down and 220k selling price it looks like a good deal

As far as condition of this property, I would say it needs a light refreshment, paint walls, replace bathtub in one unit, possibly replace HVAC in one unit and update 4-6 windows.

What are you thoughts fellow members of bigger pockets . do you think it’s a good deal ?
