Update: Tenant refuses to give PM access to the home (has stated that they will change locks), unless the tenant is home, despite the PM s proper stating that they will provide advance notice, as per the lease. But again, as a reminder to my original post, the tenant does not adhere appointments. What course of action would you guys take?

All, thanks for your answers.  The I will discuss with the PM to update their systems as well (which, admittedly, should have already been in place).

How do you handle tenants that don't show up for repair appointments after confirming that they would and are just very irresponsible about giving access to the homes following a scheduled repair?

Hello all,

I'm curious to know what are some of the systems landlords put into effect to ensure that their property is safe when tenants will be away on vacation. 

I'm particularly interested in the systems implemented in the summer vs the winter months in the colder states. 

Do you also require that your tenants notify you before they take a vacation?

One more question, are the costs of cap ex repairs (roof repair, sump pump installation, furnace replacement) also suspended as being considered passive loss for the property owner with an AGI over 150k? Or can the high earner, if you will, deduct these expenses?

I'm in the same boat as Shane here.  I purchase my first investment in Dec. of last year and was told by my CPA that I couldn't deduct anything because our joint income (spouse and myself) is above 150k.  My CPA however made no mention that this (closing costs, inspection fee, costs of traveling to investment property) can be carried forward or suspended.  Nor did I see any form where any amount is being carried forward.  Was my  CPA supposed to prepare a form listing X- amount to carry forward?  Should I go back and have him file an amendment?  

On another note, my CPA also advised me to open an LLC to offset some of the passive losses that I can't due to my AGI being over 150k. From what i'm reading it seems like he's grossly incorrect, is this in fact possible?
