Hi, 

Can someone recommend an electrician in the Lehigh Valley? 

Hi all, would there be an issue with respect to taxes with paying for a furnace replacement in a rental unit using a personal credit card and then paying the debt using a business checking account where I receive the rent payments for my rental property?

Does it make sense for a PM to change a 1-month placement fee plus a 10% of rent management fee (standard) for that same month?  The management fee for that first month seems egregious since they have just placed the tenant.  Thoughts?

Can you get a hard-money loan/private loan, repair it and pay it back after you sell it given the ARV while pocketing the leftovers?

Has anybody that invests in the Lehigh Valley area had any luck finding good and reliable contractors that actually call back and get back to you in a timely manner? I’ve been struggling to find one. Happy to know if anyone has had better luck. Thanks!

Hi all,

I'm looking to purchase a SFR that has section 8 tenants who are actually moving out by the end of the year because the property owner was going to raise rents. The owner has now decided to sell the property (and tenants are still moving out). My question is, do I have to get section 8 approval as a landlord for the interim that I own the property before the section 8 tenants move out? Anything else I should be aware of. I literally don't know what I don't know. Thanks!
