I recently had a few contractors back out of a rehab project in my home (currently vacant - getting it rent ready) due to COVID-19 concerns.  Seems like contractors themselves are unwilling to do work during this period.

Hi @Mark J., I ended up bidding it out and went with the cheapest contractor (and negotiated a cheaper rate over 60% cheaper than what was initially quoted by the first contractor).  Fixed the issue, replaced subfloor in damaged area, and tiles over it.  In all it was about a $2400 job.  Initial quote from original contractor was actually over 5K.  This seems to be the norm in terms of cost for this type of job in the area (Lehigh Valley, PA). 

So after sending a termination of the lease renewal, the tenant refuses to pay rent and has not paid the water bill for the last quarter (usage also increased significantly on the most recent month).  The lease is due to terminate in the beginning of March, however, what are my options now that they haven't paid the water bill for the last quarter and are running late on rent payment?  The lease dictates that they will be in default after 10 days of non-payment for rent, but I wonder if they're trying to draw out the process as evicting them would likely extend beyond the date of lease termination (and be more costly as well).  How many of you have been in this same position and what have you done or learned from it?

I'm curious to hear all of your experiences about investing in Cleveland OH from OOS.  How do you like it? Do you cashflow? What is your experience with property management?  Are your properties appreciating?  Any specific locations/sub-markets you recommend?  Thanks!

@Anna Sagatelova They timely received the renawal informing them that the rent would increase as of 'X' date.  Once 'X' date arrived, they decided not to pay the rent increase difference since a line has not yet been run up to the attic.  

Thanks @Bjorn Ahlblad.  They're currently not using the space as a room because of the lack of heat (hence why they refuse to pay the rent increase because they believe the room should have heating so that they could use it). 

Hello, 

So I have a 3 bedroom, 1.5 bathroom property that when I purchased, I inherited tenants that were using the attic as a fourth bedroom.  The city says that the room is not up to fire code to use as a bedroom and the tenants were made aware of this.  Despite this, the tenants are now asking for an electric line to be ran to the attic so that they can properly use the heat (in the winter) and cool (in the summer) because the current line is tripping the breaker.  I have several questions: 

Could I run myself into potential trouble if I hire a licensed electrician to run a line and install baseboard heating?  

I'm willing to do so but have been stalling to make sure I run into a liability issue where (worst case scenario, the tenants start a fire and insurance doesn't want to cover for damages because the attic was not supposed to be "converted" into a bedroom by adding a dedicated electrical line for heating and AC). 

Another question is, the tenant was due for lease renawal and an increase in rent but has refused to pay the increase since the electric line has not yet been installed.  Could the tenant legally do this?  The tenant didn't even give notice that they would withwold payment of the increased rent.
