Good morning BP community. I’m having trouble choosing my new tenants. They meet all my lease agreement criteria’s, but they only make three times the rent combined.(I’m basically depending on their relationship to work to make rent.) SO SHOULD I CHOOSE THESE NEW TENANTS?

Thank you for the advice. I honestly don’t know the price for sub meter in New Orleans, but I’ll look into it. This is my first rental property and I wanted to know was sub meter worth paying for. $1600 isn’t that bad compared to losing good tenants. Plus the house don’t set on a slab and the pipes or easy to get to. Maybe that serves as a discount. 

@Aaron H. how would I know who left the faucet on 24/7? Would the water bill breakdown separate usage for each unit per month?


I have a duplex with only a master water meter. What’s the best strategy (besides switching to sub meter) to take when charging my tenants?
