I say "Its gonna get greater later" they might not be hitting 1 % of purchase price the first year, but who is to say rents wont go up, or value cant be added the following years OR EVEN MONTHS. My last purchase was a 4 plex owner occupied  that was self managed, Previous owner was something like a slum lord. I came IN TOOK OVER and  flipped the script. Assigned professional   property management, and cleaned the whole place up . all maintenance issue are attended to within 48 hours. I also have  year around pest control, have the units sprayed once a month, every month, annually. 4 months of ownership  and i have already had 2 of my tenants resign their leases.  Im projected  to make a extra $50 dollars per door. Giving me a extra $200 in cash flow my first year.  

I  am in the hunt for some good cash flowing deals in the Alabama Birmingham/ surrounding  market. I recently closed on a mfh in a complete different market about 3 months ago.  I am now looking for either  duplex or sfh. I do not  no much about the area. I  need some input from people who are already invested in the area. Any real estate agents or investors who don't mind sharing  their experience with me? as well as any tips/ advice

im a bay area native. i actually reside in san jose. and i woud not invest in the bay area unless you come across a deal that make scene as far as a return goes. rent control, majority of the laws are in the tenants favor in California. it can literally take 6-8 month to evict a tenants  ( if they know the law). not to mention high property taxes. If you still insist on buying in cali. Look outside of the bay area towards the valley for example  ( Modesto, Stockton, lodi) even Vallejo, fairfield, Sacramento , Fresno. there are defiantly  deals in the California market dont get me wrong,  just keep in mind what i said
