The 10 year growth trajectory of Chattanooga looks really good. You are in an excellent market with future growth. 

Great work with your acquisition and rehab! Are you planning on self managing or are you looking for referrals for a good PM Co?

Hi Layton,

We use Appfolio, but that may too much for what you need. We manage over 2200 properties and this software is exceptional.  You may want to check them out to see if they have something to help you manage your 2 properties.

Hi Prithwish...Welcome the the BP community.  I am glad to hear you are looking to invest in real estate. Is there any particular reason you are looking in Seattle, Austin and the bay area? Those markets are higher priced and require a lot of capital.  Have you looked outside of these markets?  There are more affordable options where you could stretch your investment dollar further? The Midwest and South East markets produce all of the things Nadeem shared. You should definitely check out AL, TN and GA.  These are very good investment markets that are landlord friendly, produce good cash flow with a low barrier of entry within stable markets.

Hi Jared, I work with a lot of CA based investors who purchase rental property outside of the state. If you are looking for recommendations on who the best turnkey companies are to partner up with, then I am your gal. Ko and Jonathan gave you the right information about putting down a minimum of 20% for an investment property. You will get the best interest rates with a higher credit score, however, lenders will lend to you if you have a credit score of 680. Feel free to reach out for any additional information.

You and your wife are on the right track.  Investing in real estate is a way to boost your net worth as you earn through capital appreciation, amortization, depreciation, cash flow and the inflation hedge.

HI Chealsi...Investing in real estate is an exceptional way to grow your net worth. There are some good cash flowing markets in the US. There will be more than I name here as I only know the markets that I serve very well. You need to check out AL: Birmingham, Tuscaloosa, Huntsville, Decatur, Athens, Cullman, Warrior, Jasper and in TN: Chattanooga.  I can send you the link to view properties. There are many good investment markets outside of CA. Doing a BRRRR in Iowa is a great start. Best of luck to you!

Hi Mario,  Investing out of state is very doable. There are turnkey companies in the US that provide investors a completely renovated and tenanted property.  I am happy to direct you to the reputable companies. DM me and I will give you the scoop.

Since you requested any book recommendations, I wanted to point you towards Tax Free Wealth by Tom Wheelwright.  Tom is Robert Kiyosaki's CPA.  His book offers exceptional tax savings tips through the vehicle of real estate.  I think it would be a great book to add to your library.
