Maria...Congratulations on closing on your first investment property! Wow, girl...you soaked up the information and took quick action. BRAVO!!  Investment real estate is such a great way to build long-term wealth.  New BTR properties are exceptional and perform very well.  The new builds tend to attract better-quality residents.  They tend to stay longer and take better care of the property.

Hi Amy...Have you considered investing out of state? Instead of investing $500K in one property in CA, you could leverage your capital into many SFRs outside of the state. There are companies offering interest rates sub 6% for a 30-year fixed mortgage with only a 20% down payment required. 

Think of it this way...real estate pays the investor through 5 channels: appreciation, cash flow, amortization, depreciation, and inflation profiting. The overall year-over-year rate of return on 1 rental property in CA vs owning 11 rental properties outside of the state will produce a higher overall yield for you.  This is because you will earn the 5 ways on 11 properties outside of CA vs earning the 5 ways on just 1 rental property within CA.  If you are interested in learning more, then just ping me back.  Cheers!

Welcome to BP and Congrats on finding your way to investment real estate!  With 16 years of experience with investment real estate and involved in over 5K + transactions, I can tell you that you can still get a conventional loan with 1099 income. You will need 2 years of tax returns showing consistent income. The lender is looking to ensure you have a way to repay the money they want to lend to you. All you need to do is show them your income and it doesn't always have to be with a W2. While it is true the lender feels warm and fuzzy with the consistent income of a W2, there are other ways to secure conventional financing as long as you can show a track record of consistent income.

Hi Brandon!  Congrats on finding your way to BP and to the real estate investing world! You are looking in the right direction if you are wanting to build long-term wealth for yourself.  There is a lot of good info on this thread shared by other BP members.   I determined from your initial post that you are looking to invest in a property vs buying one, rehabbing it and then renting it out yourself.  There are a handful of turnkey companies that do all of this heavy lifting for you and present you with a fully renovated and rented property. If this is the route you are looking to take then let me know as I can help direct you to the reputable providers.  Ryan Porter made some good points about the South East markets offering what you are looking for. Amen brother! I, too, have been on the poor side and the rich side.  Real estate isn't always pretty but 80 years of home price appreciation data in the US does not lie.  Real wealth is built through doing 3 things consistently IMO...Invest in assets that appreciate in value, generate monthly cash flow and reduce your tax liability.  RE does all 3 and then some. :)
