I am a cpa, realtor and MLO (loan officer). 

Each company has its fixed profit margin that they aim to make, off each client. When they make more money, they have room to give you more lender's credit, verse versa. Did the interest rate go up? That might be why they cant afford to give you as much lender's credit.

I am a cpa, realtor and loan officer. The reasons that your current loan officer doesn't let you buy a new house could be:

1. He loses his commission if there is any refinance within 6 months, he will have to pay his commission back to the bank/lender.

2. He doesn't think you have enough equity/assets for the next house?

You should definitely try a new loan officer and see if you could get the 3rd property.

@Lane Kawaoka, how about the credit unions? Is it required to use a local lender? Or can we use something like rocketmortgage for Hawaii properties?
