Post: General Contractor Looking for Partner/Mentor

Good Morning BP! I've been studying real estate investing since the beginning of 2013 and I even turned down a full time position with Medtronic to work for a remodeling company. I decided that if I was going to get started in real estate investing (which my heart was now set on) I would begin by diving into the part that was most exciting to me (besides financial freedom). After getting experience remodeling homes through someone else's business, I took the next step in my journey and started my own company and got my contractors license. Now I am looking for a partner/mentor to do a deal with. I am hoping to find someone who can help show me the ropes. I have learned all I can from reading the articles and listening to the podcast for the past 3-4 years. I learn better from first hand experience. I am offering to do the construction side of things if you can fund the deal. You can rest easy knowing that the contractor working on your property is passionate about remodeling, real estate investing, and the deal itself. I live in St. Paul but I don't mind working on a deal in Minneapolis, or the other suburbs of the twin cities in Minnesota. As always thanks for the BP!

Welcome to the forums! BP has so much to offer beyond just the podcasts.  Like John said, there are tons of local people who would love to help you answer your questions and help you become a more successful real estate investor.  I am currently trying to build up some reserves for my first purchase, but wouldn't mind finding a partner before then to get into the game sooner.  I am a general contractor specializing in interior finishing, so if you ever need some work done let me know.

Good Morning BP, About 2 years a light bulb clicked for me. Flipping houses is the perfect "career" for me. I love the idea of taking a run down house in need of help and turning it into a beautiful home. Also, I have discovered that I don't want a 9-5 working for someone else's dreams, and thus my journey began. I recently turned down a full time position with Medtronic to work in construction to learn that side of things. I also started listening to the bigger pockets podcasts and reading as much as I could. Last August I bought my first house that I am currently remodeling. It will be a couple more years before my wife and I move out of this home, but I am way to excited to get my foot in the real estate investing game to wait that long. I am looking for either flips or rentals that I can use the BRRRR method. I've been back and forth with which I should start with but I guess whichever works best for the deals I'm presented with. It would just be really nice to have that extra income from a rental and if the property needs enough work hopefully I can add enough equity to pull from. I live in St. Paul, Minnesota so I'd like to find deals nearby. I am in contact with a realtor who works directly with investors so I have a couple deals on the table. I also have been speaking with a hard money lender for financing. The problem I have is that I don't have a lot of money. The lenders terms require $10,000 or 7.5% of the loan value in the bank to be approved. This I do not have. I am looking to the BP community for potential partners, advice, ideas, or any help you can contribute. Thank you!

Thank you @Will Barnard and @John Blackman for advice and feedback!

I know it's not tradition and most investors don't suggest it, but I would really like to do a lot of the work myself (respecting my limitations of course). And the reason I thought it would be a good idea to live in the house I want to flip is so I could get a loan with only a little money down (I don't have a lot), a low interest rate, and I wouldn't have holding costs so I could take my time with renovations. I would also learn first-hand the basics of buying and selling a house. I know I still have a lot to learn so if you guys agree it's not a good idea I will highly reconsider this plan.

. . . My wife might kill me if the first house we buy isn't for us to live in!
