Looking to buy a SFR northwest of the twin cities of Minnesota

My husband and I are looking to buy our first single family house to rent out. We are able to spend around $100,000. We are willing to put some work into the house to get it ready to rent, like flooring, paint, maybe light kitchen or bathroom work, but no major renovations.

We are already approved for financing and have some down payment money ready to go. Just need to find the right property. We are working with a realtor who gives us access to the MLS, so we do not need a realtor. We are looking for wholesalers or anyone else who comes across this sort of property.

The area we are looking to buy in is in the suburbs northwest of the twin cities in Minnesota - like Monticello, Big Lake, Otsego, Albertville, St Michael, Rogers, Elk River, Anoka, Ramsey, Dayton, Champlin. For the right deal, we may even venture a little further.
