I do have a Realtor that works with me. He turns comps around quickly (ususally within 10 minutes or so), etc. I've heard of some realtors having investors be "employees" and allowing them limited access to the MLS. Any experience with that?

I'd like to get to it a little faster than that. I still have a full time job. And little kids. I don't necessarily have time to get my realtor liscence right now. So any other advice would be helpful.

I don't see any reason why you couldn't build a buyers list and find deals at the same time. They are both dependent and independent of each other.

The opportunity to learn from someone is great. I am sketchy about the 2 year contract. I would have someone look over it and suggest an "out" clause that could allow you (and them) to end the contract if there is a legitimate reason to split.

I would also say, don't be afraid to question the contract. If might very well be a good deal. Nuts do your due diligence so that it works out for everyone & it's not a one-sided deal.

This post is a good example of why I like Real Estate Investing. There's not just one way to go about it. Things work differently for different people & markets.

@BrianL is in the same market as I am and we're going about it a little bit differently.

@Brandon Hamlin is also right in that knowing what particular buyers are looking for can help, but no one is disputing that fact. Brian said as much as well. He just prefers to meet people in person as opposed to blind marketing. I like using both methods.

Finding what works for you is the key.

I would say to ditch CL ads, just don't make them your only way of doing business. I attend local REIA meetings when I can and network. I call Bandit signs. I call other CL ads. I have auto responders set up in my marketing system to ask certain questions about what the people signing up are looking for.

In short, don't pigeon hole yourself.

I'm new to real estate investing, but this doesn't sound like any kind of deal to me.
