Post: Investor and Contractor looking to build team of subs

Hello! I am an investor, architect and residential contractor looking to build teams of subcontractors for current and future projects. Currently I am looking for these subs for a major renovation in downtown Raleigh:

- Fiber cement siding install

- Drywall & insulation 

- Flooring & tile

- Trim carpentry (cabinet install, door install, trim, etc.)

I know investors are reluctant to provide contacts for subs that they like working with but I'm hoping to get some good recommendations.

Hello!

I am an Investor, Architect and soon-to-be Contractor, and I recently purchased a property in Durham that needs a full rehab and I am also looking to build a new home in the backyard. I have not lived in this area long so I have not made many connections with engineers and subcontractors.

Who has some Structural Engineers they love working with on residential projects in the Triangle Area?

What about great Subcontractors? Plumbers, Electricians, HVAC, Framers/Carpenters, Concrete, Earthwork?

@Bo Bond - Thank you for your experienced advice. I have $1M dwelling/rental policies for each property and this $4M GL policy would cover all 4 properties (so $1M per property). I am in NC and fairly new to the state so I am not sure how litigious an area/state it is. I do tend to be more cautious and the GL policy is fairly affordable plus my insurance broker says that the GL policy will lower my other premiums which will all but pay for the GL policy.

Hi all!

When I purchased my 4th Buy & Hold property with my LLC my insurance broker suggested I consider getting a Commercial General Liability Insurance policy to further protect the properties and LLC. In total my properties are valued at around $1M and I am curious what sort of coverages everyone out there is getting for General Liability Insurance. Here is a rough breakdown of my quote of coverages:

General Aggregate
(Other than Products-Completed Operations): $4,000,000
Products-Completed Operations Aggregate: $4,000,000
Each Occurrence: $2,000,000
Personal and Advertising Injury: $2,000,000
Damage to Premises Rented to You: $300,000 Any One Premises
Medical Payments: $10,000 Any One Person
Hired Auto and Non-Owned Auto: $2,000,000 Each Occurrence

I am not concerned about the annual premium (under $350) I am just wondering what other investors out there are getting as far as coverage.

In my experience working with lots of permit agencies/jurisdictions over the years I have learned that it is always best to utilize a city's permit office as the best place to get answers to your specific questions. In most places they provide free "coaching" as long as you go into a meeting with the city prepared with specific questions and proof that you have at least tried to research and educate yourself on the situation.

The item that @Wes Evans noted is under "License Requirements" and I am pretty sure it is stating that if the ADU is constructed under the "Owner/Builder exemption" (no licensed contractor used) then the ADU cannot be rented out. If you have a licensed contractor construct the permitted ADU you should have every right to rent it out. I would strongly suggest talking to someone in the permit department at the city to get a straight answer.

Hi Katherine! I just sent you a connection request, I will be moving to the Triangle area in November and will start flipping homes. I have been monitoring the area over the past year and it is exciting to see the amount of growth and opportunities as housing needs in the area are changing. I am also interested in hearing from others in the area currently investing and flipping.
