You already have way more analysis know how in your tool belt than most investors start with- and that's a value you can quickly bring to others along with your overall accounting skills. Reading up on how to estimate rehab costs and how to determine ARV and practicing with the BP calculators will be very accessible to you I think.

Have you considered a side gig marketing yourself to do accounting for general contractors, or perhaps a property manager? There are probably many who would love to have someone on a consultant/ part time basis, and you'd be trading your knowledge and skills for theirs. I say leverage the valuable skills you already have in order to learn what you need to get started with REI.

What about selling instead of the BRRRR? Pay off the cards, then you've got some capital back, though you will need a place to sleep.

This is always helpful @Beau Fannon and thank you for including leasing numbers. I have a lot of what ifs in my head before pulling the trigger on my next rental property and maybe you guys can lend your expertise? I think my hesitance is acquiring something then having to hold it vacant if things go back on lock down or if people are just less mobile for a time. 

It's good news to hear the leasing metrics are holding steady but I have to wonder:

- with the way things have been on pause, are renters staying put- particularly while there are moratoriums on evictions?

- the numbers for people moving in to Austin have to be on pause, right?

- Does anyone know if there's a way to get data on moving van rentals week to week?

-I would speculate that a majority of gig workers, hospitality workers, food service employees are renters- what are they going to do long term?

- Is there going to be a movement of renters from A, B class downwards ?

Just some of my burning questions.

 If the middle man could do what they purport to do- reliably and consistently source legitimate deals, I'd be happy to pay them to do that time after time until I could leave my W-2 behind and do it myself. But their promises and the reality seem to be pretty far apart. 

As an earlier poster said, if you have a deal, that is the marketing! Don't say you have deals and then show me the MLS.

One question to ask yourself: If my friends were selling this to someone else, would they feel more compelled to first repair the foundation?
