That is quite a sweeping generalization. If I can buy new in Austin for 275 versus old for 400, and be just as sure or more that the appreciation is going to be there, and have a better chance at positive cash flow  I'll take the new.

Many great opinions here but it seems no one wants to touch your question about cash flow

I do think it's possible, but those of us who aren't loaded with that kind of dough are going to have to be creative- partnerships where all parties are bringing $ to the table, some BRRRR, and some willingness to go Southeast and be patient for some great equity and cash flow acceleration.

What is the zoning? Could you put a mobile home or ADU on it now for additional rental income until your plans develop further?

PS : the seller will nearly always want more than the number you calculate, but when you calculate your "buy right" number, you know what makes it a deal for you. Offer your price. The seller can say no, but you've got to give them the opportunity to say yes.

I'd be happy to do a google hangout or some such and show you how I use the BCAD website. But I definitely don't do it on a city wide scale if that's what you're talking about.

As far as the hot market, I think you'd be glad a few years down the road. I bought my first duplex at a great price as an FHA, lived in it for several years while it appreciated rapidly. Now I rent out both sides and am very happy with the cash flow and the equity. But tying up my hard saved cash as a young investor- it took quite a bit of time to be ready to make the next move.

So I'm saying think about what your next moves will be, and how you can put that 20K to work in a way that it starts coming back to you soon. 

On another note, when someone tells you something is a "bad idea, " take that with a grain of salt. You can find plenty of successful OOS investors here on BP. You look at the strategies available to you and decide what you can be successful at.
