charitable remainder trust 

Yeah a CRUT is good before you sell, and a CLAT (Charitable Lead Annuity Trust) is good for after you sell the property... obviously time is of the essence there!

There are several strategies actually!  A lot of this depends on your goals, but you can use a couple options. 

If you're charitably inclined, CLATs (Charitable Lead Annuity Trust) or CRUTs (Charitable Remainder Unitrust).  You could even look into Opportunity Zones.

Other options are doing a Cost Segregation study depending on the property.

To drag out the gains, you can do a Deferred Sales Trust, or Installment Sale.

Building out and leveraging tools like your 401k, 7702 (life insurance), etc. are good ways to maximize your Dental practice.

Stacking plans on top of each other is a great practice.

I would probably say that the fees are high, but that’s not telling the whole story.

The leverage and arbitrage when used to its full potential far exceed the costs.

However to your point, using them for only a a few loans in a policy that wasn’t designed properly, wouldn’t be worth it.

Most of the people who downplay it online, don’t explain the full picture unfortunately.

So when looking at it within a vacuum, I would have the same opinion as you, respectfully.

I’m not sure which episode it is, but you’re correct in that explanation!

Depending on the type of policy, it’s called a participating loan. The carrier will still charge you a rate, but you’re still invested.

Some carriers have a cap on the rate they charge you, which gives you a better change at a positive arbitrage. Some will also offer a “net 0%” loan as well.
