Are there any investors or real estate enthusiasts familiar with Walton, KY? Walton is a little further south than where I typically look, but there seems to be an opportunity there with SFH and applying the BRRR strategy. The amount space available along side the fact that it's still relatively close to shopping and restaurants via Florence, KY and Cincinnati, OH. Any input is greatly appreciated!

Definitely follow the 3X income to rent rule. $300 income is a very good chance you could get "stuffed" on rent at that income point.

Thanks for the input Russell and Adam! Luckily it has an extra bathroom, and finished basement as well. The only true down-side so far is the back yard. It's not the biggest and half of it is a hill, but we are hoping by making steps leading to a nice fire-pit area this may help that portion of the property.

I purchased a foreclosure for $74,000, and higher end comps in the neighborhood go for $120-130,000. The home will be my fiancé and mine's primary home for the time being also. Our goal is to rehab the property and refinance it to purchase a multi family or two in our area. The property really is mainly cosmetic upgrades to this point (knock on wood). Finally to my question: To be considered "higher end" do the appraisers typically take into consideration appliances (i.e. stainless steel vs black or white appliances)?
