Question on Tenant Screening

Hello BP. I am getting into buy and hold investing and I am considering renting to HUD applicants. For people who have had success renting to HUD applicants, how do you screen tenants?

@Christopher Cousin - We have a handful of section 8/HUD tenants. Generally speaking, they have been no different than our other tenants. The section 8/ HUD tenants have taken decent care of the place. Thankfully, the city pays for essentially all of their rents. We have not had any headaches outside the standard items that may arise in being a land lord/property manager.

Be selective with which section 8/HUD tenant you select. In Washington, D.C. there is a shortage of section 8 housing As a result, land lords get to select from a large pool of individuals. This allows the land lords to find tenants that will likely take better care of the place.

Happy to discuss the section 8 process more in-depth. The housing requirements are very regulated and you will have to pass an inspection prior to a section 8 tenant moving in.
