Nothing wrong with paying off debt, but you might prioritize saving for a rental first. The income from that could possibly pay the student loan payment while also paying down that mortgage, gaining appreciation and getting the tax write off for both the student loan and rental.

If you're a veteran and looking to get rental properties with no money down, I'd start with using your VA loan to buy a duplex to fourplex. Live in one of the units and rent out the rest.

To this point I don't have any confirmation that "Charlie" has moved into rehab, just what "Al" has told me.  My wife and I are concerned about protected classes and wanted to get input on how/when to reach out to "Charlie" to indeed see if he's moving out.

They signed a single lease but the verbiage was 

"Each Tenant is jointly and severally liable for the payment of rent and performance of all other terms of this Agreement."

My first post, wish it was for a different reason. Basic question is what do I do with a tenant that has checked themselves into rehab for a meth addiction? Background: Two male, platonic roommates moved in on January 1. Let's call them Al and Bryan. Bryan notifies me a few weeks later that he's lost his job and is moving out of town. Al wants to stay and looks for a new roommate on craigslist. He finds Charlie who checks out well with Credit/criminal/background checks. So Charlie moves in and no issues. Al emails me last night and says Charlie checked into rehab and told him that he would move out as he's going to live in a halfway house. Al says he had no knowledge of any drugs until Charlie told him he was in rehab. So do I attempt to reach out to Charlie and confirm the story and ask if he or friends/family are able to move out? Do I have to wait for Charlie to approach me? Just call a lawyer? Any thoughts or experiences would be appreciated.
