@Eddy Dumire ,

The transition from the MRIS to the CAAR MLS begins around Woodstock. So, Harrisonburg will rarely have any listings in the MRIS.

We do use Sentrilock. 

FYI, I may have a pretty ideal unit for your situation.  Ideal location and it's a larger unit with 3 beds and 3 baths.

Justin, we are currently in a sellers market.  I just ran statistics for last month and the inventory is 30% below what it was at this time last year.  In other words, prices are being driven up with all the demand and lack of supply.  I do come across opportunities every now and again for good cash flow or house hack type scenario.

Hi Jean, 

Since you're relatively close to Harrisonburg, Fredericksburg, Charlottesville, and Richmond, student housing could be a good investment opertunity.

@Jack G. I'm an agent in Harrisonburg.  I also love the idea of financial independence through investing.  As you might be able to guess, I believe strongly in real estate investing.  

After reading your information, the one challenge I would have for you is to not stay in your job just because it will forgive some of your loans. $40,000 over 6 years is only $6,666.67 a year. If you can find a job that pays you more, than that a year, it's a better deal. Plus, you can then choose to pay off your student debt or invest in real estate with that money. 

I meet frequently with people interested in starting their investment journey.  I'd be happy to meet with you to just network or to talk about possible investment strategies.
