I used to use Tcalc, but there site isnt the same anymore. Anyone know of a good mortgage calc site, that will give payment schedules, balloon scenario, fixed rate scenario etc.?

@steve vaughan Thats good to know! It would be recreational land or camp, not an investment property (unless its waterfront and I can rent it). I dont have anything under contract yet, I really wanted to know first if an owner finance could possibly show up on credit as debt, before going that route. I dont want a debt thats not producing income to hinder my borrowing capabilties.

If I were to be the buyer in an owner finance scenario, is there any way that would make it to my credit, in terms of it being visible as a debt? This is important, since there wont be any income in this case, to off set the debt, since it will be raw land that I'm looking to owner finance...

Anyone know of a good V.A. or third party business that is a pro at running facebook and google ads, to help boost your business? And do you find it effective, whether you're a broker or an independent investor?

Thanks guys, this would be for a handful of rentals I own. Im just looking for something that would streamline the process, rather than manually depositing checks. Also if its a log-on and pay scenario the tenants have fewer excuses for being late... it would be nice to have a site that adds late charge to total if they attempt to make payments late.  But it sounds like there really isnt much out there like that, for the little guy. Ill look into google wallet.

So I cannot borrow from my parents to invest in a rehavlb or business venture? Can my parents lend to my LLC, since its not an individual?
