Does anyone have experience in the Southwest region of Oklahoma? Is it a strong market for appreciation and large scale MF deals?

Call Ryan Cyr at Lincoln Capital. He was my lender for a recent Windham flip I did. Theyre out of Portland, on Forest Ave. 

Ive seen a handful of what look like really good coaches, with programs teaching how to raise money to buy apartment buildings, in different markets. Im interested in syndicating deals in the multifamily world, however I would like a coach/mentor to help kick things off, so I'm looking for reviews from anyone who has personal experience with an apartment building investment coach.

When in a 50/50 partnership, is it common to have your portfolio go 100% to the partner when the other partner dies, or do you find most partnerships have beneficiaries outside of the entity? For instance should my partner and I plan on half of the business/portfolio go to  partners heirs if they die? Just seems tough, because not everyone would want to manage rental portfolio, so you'd have a new business partner that has no desire to be in real estate, unless they just got the equity side of it... I'm sure there's several different ways to structure it, but wondering whats customary

Yeah Ive used a local hard money lender, they were 4 points 14% and the expense is significant. That's why Im wondering if it would make sense to go the traditional route to save 10-20k, but i could see closing quick is often times worth the cost, if the deal is right.

Is it better to purchase a rental with hard money and BRRRRing it or just buying with rehab loan from bank, right out of the gate? You'd think save a lot on hard money costs by just acquiring with bank rehab loan instead. And your not running the risk of being stuck with hard money, because for whatever reason the bank wont fund your deal. Less stress.
