I have a building about to go up, should I rely on my contractors insurance or is there another policy I should buy, like builders risk or anything?

With this type of financing, can I refi into long term financing with bank, when it’s time to pay off seller? Or is it treated as purchase (requiring 20% down with bank)? Is deed in my name right out of the gate or is it more like rent to own? Ive had a seller hold note before and I was able to rehab the property and just go to bank and refi, not needing to put a down payment into the deal, which is great. However I’ve never done “bond for deed” so i need to know if I’ll be able to just refi or need to purchase, when it’s due.

I’ve recently come across a good off market distressed property in my area. I want to reach out to the owner to see if they’re interested in selling. My first go to is the assessors website. Owner comes up as “Admin VET affairs Tax”. Is this privately owned and just showing up like that because of a tax exemption, or does the government own it?

I saw a couple in Lawton Oklahoma, that looked like good deals. It seems to have decent MSA, but obviously not comparable to Tulsa or Oklahoma City
