Thank you for the info. I don’t care for someone making decisions with my investments and prefer to be hands on. With that said where can I get more info on SDIRA other than google lol

Does it even make sense to invest in traditional investing?

What are everyone's thoughts on SDIRA as opposed to a simple 401K as it relates to higher returns.

Thank you both for the information. I value everyone’s thoughts and opinions. At the end of the day I feel that we on Bigger Pockets are looking out for each other. Especially for someone new to the game such as my self.

On another note... when I’m looking at 305 on a map it seems to run perpendicular to the beach and not parallel. So when you mention beachside as opposed to the other side of the freeway I’m confused. Unless I’m misunderstanding.

Thank you for the info. Yes there’s so much info and as you know anyone will sell you anything if they can. I’m just trying to locate a place that would be a good location for investment and my personal getaway for me and my family. 
I hear buy presale because you’ll get in at cheaper price, don’t buy presale, etc. And because as you said it’s MEXICO, if something goes south I have no recourse. BUT as you said there’s a property out there for me, it’s just finding an agent that I can trust. I used to be a RE agent before I became an ER nurse and even in California where I’m from, RE agents will take advantage of buyers, sellers and even other agents. 

If you have a person you can refer me to that would be great. I’m not necessarily looking in Tulum. The area just came up on  the forum and it seems like the latest place to invest but I’m hearing mixed things. Some of which you mentioned. So I’m open to other locations. I’m s single dad and have saved some money for a down payment but find myself running in circles with this Tulum Mexico thin.

So I'm going to be heading to Columbus to look at some potential investment properties. I was going to buy a rental in Lima but found out that it consistently needed repairs so the potential $400 monthly cash flow was running the current landlord in the red by $60/month.

Is there any other areas such as Indianapolis, Chattanooga or parts of Florida I should be looking at. I want to stay in the 90k to 160K price range. Combination of decent cash flow and appreciation. If anyone has any suggestions before I book my flight let me know. I had look at Chattanooga a couple years ago and I was interested in Ridgedale but it seemed to have become saturated. Indianapolis seems to have some potential but not sure. And then I was looking at Knoxville and Memphis but Memphis seemed to have no appreciation about 2 years ago when I looked.

I'm heading to Tulum area at the end of April. I was given some information by an agent from the company called Agency. Anyone heard of them?

They have developments in Bacalar, Playa del Carmen, Puerto Aventuras, Puerto Morelos and Tulum.

Within Tulum they have the following developments:

Aldea Savia

Amena Laveta

Amana 

Kaybe 

Habeneros

Does nay one have any information on any of these developments. I want to use it as a vacation home for me and possible STR. I was told that some developments control that management side but you have to be careful what the HOA fees are and what they charge 20% of rent for Airbnb.
