Im considering investing i na new construction condo in Tulum or other outlying areas or possibly a home.. Does anyone have any experience with Tulum? I wanted to buy as a second home and use it as a vacation and on the months Im not there use it a an AirBnB. Not sure what the condos rules are regarding that? Being that its in mexico, it seems that everything is laxed compared to US. Any advice, suggestions, referrals to agents or lenders would be appreciated.

If you had to pick top 5 cities throughout US to invest in, which ones would you say have best return on investment. (Does Not have to be 5 cities if you only have a couple.)

Price, rental income, overall growth, etc.

Sounds like a good Idea. But seems harder to manage 4 tenants let along 4 college students who like most college students like to have fun....party. What are your thoughts. What are your thoughts? 

Any areas in Ohio that have the same purchase price but larger rental market with larger returns you could direct me too.?

My ex father in law bought a rental in Lima. Here's some of the info I have:

4 bed 2 bath 1699 sq ft purchased July 2018 $78k and after closing costs $80, 611. As of now the balance is $60,820. 

It rents for $900. Rental management take first months rent then 10%. So rents come out to $810. I'm just doing a rough estimate but a 30 year at 3.9% gives a payment of $378. 

Zip code for this home is 45805 on Hazel Ave.

What are your thoughts on opportunities in this area. Ive looked in Chattanooga, Memphis so far but not sure. Any thought guys and gals.

After I take all costs as far as vacancy, repairs, property management fee, etc from the rent and Im left with say $600 and my mortgage is $600 im at 1%.

I was looking in Chattanooga for LTR and maybe STR but Im going to hold off. I just see a 1.5% or even a 1% return. My question is are there any other hot spots in any other cities that have this return?

I was in Chattanooga about 1.5 years ago and was looking to invest in long term rental. It seemed I was a day late and a dollar short. It seemed investors had bought them up (I think it was more the 37404 area and surrounding) and fixing and renting or turning into AirBnB. Im from CA and had only a few days to make a decision and decided to hold off, but it looked promising. And here I am now. I couldn't seem to find the right price/rent ratio (1:1.5). Any thoughts? Or any other cities I should be looking at in GA, TX, ND, etc.

Thank you Sean. Question to a couple of your answers.

1. Why do the 2% cash flow properties no have good resale from a subjective standpoint and numbers.

2. It seems Highland Park has reached that saturation point. I noticed many strrets have already have upped homes, in process of rehab, etc. So what's the next area to be they "hot" area?

I found a home literally a street over that I thought would be a great flip. Agent said that one street over is in Avondale area and crime rate it high. Literally one street over from 4 homes newly rehabbed and selling for 250k.

Im perfectly fine with buy and hold as well.
