The process should be the same in regards to the financing. 

Have your realtor either call the expired listing agent or have your realtor contact the homeowner now. Find out why it was taken off the market and if they are interested in selling the property still.

Let's try to get this thread to the top of the list. I would really appreciate any and all input as I am looking to fund my first actual investment from start to finish this year. With the knowledge and experience on BP it would be a great read.

@Edward Salazar What kind of rehab will it need to rent the units. From what i am reading it is vacant right now so I would assume it needs some work... Also if you were to rehab it would it increase the rental prices? What area of Orlando is this, if it is in Orlando? I may be able to help you run some numbers.

@Edward Salazar There is actually a local BP meetup here in Orlando. If you want to PM me I can give you the details. We have been meeting once a month. 

The market has become so oversaturated in Orlando with people either wholesaling or starting out flipping houses, etc... that in order to get a property under contract now a days, deal or no deal, you have to have some type of creative financing. That or get buddy buddy with the agent selling the house or homeowner depending on if it is on the MLS or FSBO. I would not advise putting more money for EMD then you are willing to lose.

@Edward Salazar You might spend a little more for a SFH but you could still get a great return. Areas around the colleges in Orlando or even up in DeLand around Stetson (which are a little harder to come by) Deltona typically has a great rental return where you can purchase for under 75k and rent for 1,000 a month easily. The options are always out there.

I do think your numbers work but is it worth 3 doors netting 500 bucks? Or is it worth doing a tad bit more digging for a 1 door netting the same...

The number look like they work. Let me ask you this though... What if you can get the same return from a SFH (1 door)? Is it more about the amount of doors you have or the ROI?

@Will Eagles I am super curious to see the responses myself. It will be cool to see the differences from person to person and deal to deal. I am hoping this thread gets some action and would be a good read for newbie investors and even veteran investors as well.

Unless you are using a burner line on your direct mail campaigns then any person with a little common sense could plug your number into a number lookup and get your name anyway. 

I give my name to most people because unless you are doing shady business people are just curious to know who this stranger is calling them and mailing them letters. What do most people do when they find out your name... google you, facebook you, to find out if you are a legitimate person and make sure they want to do some sort of business with you. 

Leave a nice paper trail so people will call you back and begin to trust you.

If you have an agent with access to the MLS sometimes the tax records website has a phone number listed under the owner's name. It work's occasionally. I also use white pages.
