Way ahead of you, I have been talking to my mortgage guy and the HML he uses. Reaching out now because I know I want to have everything set up for success in the next 6 months and not be last minute like I was in high school hahah

The personal funds you are using from the rehab, is that just money you have saved up or are you taking out a busienss loan, personal loan?

@Timothy Howell Thanks for the response. I would guess most of the first time flippers are either using private money or HML.

Are you using any of your own money?

How many flips have you completed?

Have your agent reach out to the FSBO. Whenever I call a FSBO I always let them know up front that I am a realtor representing a buyer and if they are willing to pay the 3% commission. From my experiences they normally say, "if you have a buyer with an offer I will pay it"

I worked for Altura for a little while. Now I work for the zombie boy @Justin Stamper although he hasn't taken me to the oyster place yet but he talks about it all the time hahaha

Next time you are in town we should all grab some oysters.

Sounds to me like you are in the Navy. I did 4 years in Mayport as well on a ship that is now decommed. Live on the ship for free or get a barracks for free until you are able to sell yourproperty in ATL. 

Learn about Jax before investing because you will come to find out that a lot of the areas are crap locations. You will definitely not want to buy anything over the bridge into downtown. When I was first in Jax it was called the murder capital of america. 

Stay closer to the beach side and you should be alright though. Lot of military rent places there but the turnover rate is high since a lot of them either get deployed or stationed somewhere else.
