BP, I need some help and/or advice on this subject.

My company is ready to send out a direct mail campaign. We want to be able to target wholesale/flip deals as well as retail that we can list. Should this be done in 2 seperate mail campaigns or can it be done in the same campaign? Also, when targeting properties to wholesale/flip what kind of list criteria should we use to start our first campaign? Should it be extra niche?

Any help and advice would be greatly appreciated

I know the feeling, I felt the same way. Once you get enough information to understand the process, the best thing to do is just put a house under contract and throw bandit signs. Take that leap and get the ball rolling!

It is a newbie wholesaler or some one pretending to be a wholesaler. Basically daisy chaining properties from the actual person who has the contract. In most cases, like orlando, we have a ton of those type of people. The wholesale world is like a family hahah so when we find someone who is marketing properties that are not theirs, it becomes an issue. 

Correct, as long as the you have the property in contract, you can market it (for a potential tenant, or whatever reason) equitable title. What you are getting could be from some people who are working for the same company or have a JV agreement together so they help each other sell properties... Could be a few different things.

Buyer's list are cool but with no property they are almost useless. Once you find a deal that you can wholesale just make a big push with bandit signs. I showed a property 15 times in 24 just from bandit signs. Thats how you build a list. Meeting people and building rapport with them. Then you can focus on targeting their specific criteria.

@Ryan Kopczyk is defintiely the man to go to! He makes life so much easier and is always easily reachable! We use them for just about everything as we are investor/agents in the Orlando area as well.

Justin is not lying hahah we are all out in the Orlando market. Flips, rentals, wholesales, retail, etc...

I am actually thinking about using the BRRRR strategy to gain my first rental property as well. How did that work out for you, any adivce? I lived in Jax for 7 years when I was in the Navy, over on Hodges! Now I am in Orlando and it was a great move for me!

NYC to Orlando, good choice! Although I am sure the NYC real estate market is much more lucrative right now hahah there are still deals, on and off market, to be done in the Orlando market. I am originally from Connecticut so I know cost of living up there is ridiculous!!!! Anyway man, hope to meet up with you when you make your move. Check us out, we have investors/wholesalers/agents all on board in our brokerage, so we speak the lingo. Keep in touch and when you get down we'll grab some food and drinks!
