I am all registered for BPCON 2023! There is an amazing line up of great speakers and the location looks great. Plus ending the conference with them renting out Islands of Adventure?! I can't wait!!

Does anyone know what time BPCON 2023 early bird registration is supposed to open? I know it says March 15th but all I keep seeing is to register for the waitlist.

If anyone wants to review this and then give some Feedback, I would appreciate it. This is my first calculated analysis.

I will say I'm not confident on figuring out the what closing costs would be. I did get my holding costs from the zillow website of the mortgage and utilities per month. I did my rehab cost of $50 sq/ft.

I got my ARV from looking at 3 comps in the area of a couple blocks that were flipped and sold in the last 2 months

I am not exactly sure what flippers are aiming for when it comes to profits. I know the bigger, the better. Is there a percentage that they look for?

You are right! Great suggestion and that is what I am going to do. I am going to start with wholesaling first. I wanted to state my long term goals.

Hello Everyone, I am new to REI. My interest started when I read Rich Dad Poor Dad followed by Cashflow Quadrants last October. I have since then been watching Youtube videos, listening to Podcasts, reading books, and taking some online real estate investing courses.

My goals as a REI is to do Wholesaling, flips, multifamily rentals, and short and long term rentals.

I am currently in Iraq for work as a private contractor but I will be back stateside in May. That is when I will be able to start taking the next steps into this journey. I am wanting to network with some great people and grow a team of like-minded people. I live just north of Tampa, FL and I plan on doing my business in the Clearwater/Tampa/St. Pete area. If you are in the area, reach out and lets connect. 

If anyone has any other suggestions for my "waiting period" until I am back, I am open to them.

Is there a way to find which neighborhoods are good and which ones you want avoid without looking up every single one of them at a time?
