I don't mean to not be helpful, but contractors are a lot like fishing holes. There are very few good ones...ones that show up every day, do a good job, deliver on time, don't take advantage of you, and are consistent year-in and year-out. When you finally find the unicorn, I've learned not to share. I did that one time on a forum and my guy got bombarded with calls (and new jobs) that pulled him away from my stuff. Being helpful actually hurt our business for a bit. We have investors that count on us to deliver, but I can't do that if I don't have the resources to deliver. Good contractors are nearly impossible to find and, when you find one, I've found that we don't tell others as to spread them too thin. Sorry for being such a miser, but that's one resource that hurts me to share. I do, however, wish you luck.
