If anyone wants to review this and then give some Feedback, I would appreciate it. This is my first calculated analysis.

I will say I'm not confident on figuring out the what closing costs would be. I did get my holding costs from the zillow website of the mortgage and utilities per month. I did my rehab cost of $50 sq/ft.

I got my ARV from looking at 3 comps in the area of a couple blocks that were flipped and sold in the last 2 months

I am not exactly sure what flippers are aiming for when it comes to profits. I know the bigger, the better. Is there a percentage that they look for?
