I've gone through a broker for my mortgages. They tend to work a little harder, at least in my experience. The two times I have gone through a bank it was really difficult. They were actually so bad on getting back to me they called 3 months after I had closed! They will need w2's pays stubs and banking/savings statements. It never a bad idea to get all that information gathered so you can provide them with what they need quickly.

If you were to start looking tomorrow and found something rather quickly. Would you have a hard time breaking your lease? Say you came upon a killer deal and wanted to put in an offer I would have that worked out in my head financially before hand

You literally just asked a question my newbie self was going to ask! My strategy was going to be the same if I can minimize my expenses of having to pay a months rent I really wanted to. I'd think at the final walk through I was going to start advertising from there.

I believe there is some larger transportation projects starting out that way. I think one was an electric car company I haven't been keeping up with it as much as I probably should. It's just a fair bit out of my area. Also A high speed train testing facility

I'd suggest the east side of Vegas. There are a few areas over there where things have held together alright. The demographic shifted when the economy dived. The area near Stratosphere is referred to as the Naked City. I used to paint apartments in that area with my brother for spare cash and we would have to bring an extra guy to watch the truck. Always cut jobs short if it got dark on us. ROUGH area. I've noticed some things in the older sections of Green Valley. Some things in the non HOA areas. Also townsite Henderson ( around downtown) has some nice stuff occasionally on larger lots.

Welcome Thomas, I'm also in the Henderson area and and getting the ball rolling on a residential buy and hold portfolio. It sounds like your father can be a valuable Mentor
