Royce, there are a few in the older areas of Henderson. But again most 4 units seem to be in not high quality areas for the most part.

mostly areas out toward boulder city, as this is where i'm Located.  I have seen a few houses in the townsite area by downtown.  But most are requiring substantial work, and even those are moving quickly 

Fair point. I'm in no hurry. Just has a feel like it did in 07. "The better buy now before there too expensive" pitch that was most realtors way of getting deals done. I noticed the more higher end stuff is sitting longer. But entry level is flying

Hello. I'm sure I'm not the only one out there that has noticed things are getting quite competitive with housing again in Henderson. I've been looking for an investment and things are not staying on the market long. I feet I have missed the boat to get a decent rental. This would be my first purchase in Henderson ( besides my home I live in) and was wondering if people have had any better luck or ideas for a new guy. Because MLS listings are not lasting. I've considered auctions. But plan to do much more Lear info before I go that route.

I think most have a selection for a multi unit /family property. Or you could try key word searching it as well.
