@Alex Uman I would agree with that. I am looking for my first investment and I am looking into those southern Delco areas because of the higher Price/Rent ratios than the traditional Main Line towns. I too think Philly as a whole has a lot of room for growth and investing in any of the " up and coming" areas is a good choice

I know this is a discussion about Philly neighborhoods but what are peoples thoughts about surrounding suburbs? What do you think the impact of Covid will be in Philly? Do you think more people will gravitate out towards Drexel Hill, Ardmore, and other towns with easy transportation into Philly?

Hi All,

I am a new real estate investor looking to invest in the Philadelphia city and suburbs. I have just got my credit in order after a few incorrect out standing bills were filled in my name. I am savings about 30% of my salary right now and studying the market with hopes of buying my first house hack in the next few months. The next step I am taking is getting pre-approved for an FHA loan so if anyone has any local lenders that they have worked with in the past please let me know. I am writing to try to start a thread about the current and future lending standards in the mortgage world. I would love to know what FHA loan requirements lenders are asking for currently (i.e. what credit score, debt to income, when is the employment verification done). Due to the current status of the economy and potential of a continued recession, I want to create a conversation to see how lending changes over time. I foresee a large group of investors who have been stashing cash while the market was at an all time high in recent years trying to buy their first homes. Thank you for any thoughts you have!

Hi everyone! I am a recent college graduate who is looking get started in real estate investing. I recently moved to the Philadelphia area for my first job and am looking to purchase a multifamily investment property to house hack in.  I am an extreme fan of both BP podcasts and have been listening for several years now. I would love to meet some investors in the Philadelphia area and gain some knowledge on how this market runs.

Also if any investors have some multifamily or single family homes in the Manayunk area I would love to talk about those properties!
