Post: Go Puff Business Model?

I am from the Philadelphia area so I am very familiar with GO puff and I am a retail broker as well. Go puff sells convivence products but they also sell alcohol. They may be working on getting some sort of liquor license in the area so that they can distribute alcohol before they start designing the store and stocking merchandise. They are a very large company that is expanding extremely fast so they may have not gotten too opening up this location yet but when they did their market analysis they realized this is a good site to be in long term so they locked up the lease and wait to open up the store. 

You probably have seen this done by other retailers before but not realized what is happening. For example, a local grocery anchored shopping center had Salad works in the center but the location didn't work out for Salad works so they closed the store but kept up all of the signage because it is still marketing for them while they are obligated to pay rent. 

I would be happy to discuss this further or any other questions you have in the retail space.

@Shan Jinesh I agree with Scott. Your best bet is to do a ground lease unless you are well versed in construction and development. I am a retail broker and I belong to a national network of retail brokers who can help with making sure you interests taken care of properly if you would like to connect further.

Hey BP,

Does anyone have a recommendation for a 203k loan provider in the Philadelphia area? I found a house that looks like it needs some work in order to qualify for fha financing so I am thinking I will need to get a 203k loan to make it work. Can anyone shed some light on options with this. I am going to negotiate with the seller to see if he can cover some of the costs.

Hi All,

I am a new real estate investor in the Philadelphia area and I was wondering if anyone is doing AirBnb Rentals. I have looked into the market and originally was going to house hack a duplex with a long term tenant in the other unit but I have been looking into the viability of AirBnb. If you are currently using this strategy I would love to talk. I would like to know what areas you are renting? What zoning/legal problems oyu have run into? What are your occupancys like? Thanks for the help BP community!

Hi Everyone,

I am in the process of analyzing and making offers on my first few rental properties and I was looking for a good property manager that works outside of Philadelphia in the suburbs. I have found a few but they either dont answer the phone when you call them or dont know what rents are. If anyone has any great property managers they have used or wants to connect feel free to PM me.
